Under legislation which came into effect from 1st August 2007 a Home Information Pack is required which
is a collection of information about a residential property which needs to be in place when the property is marketed.
From January 2009 all new rental properties will require an Energy Performance Certificate.
The Pack mainly contains the details which are required under the current conveyancing process plus an Energy Performance
Certificate.
The Energy Performance Certificate or EPC is generated by a Domestic Energy Assessor who is a member of an accredited
scheme run by the Government. The Assessor will visit the property and carry out a series of checks, which will measure the
energy efficiency using specifically designed software. A certificate will then be issued showing the "energy rating" of the
property on a scale of A - G, with A meaning very efficient and G meaning very inefficient. The certificate will also
give an Environmental Impact Rating, which gives an indication of the property's carbon-dioxide emmisions. The EPC will give
recommendations on how to improve the energy efficiency of the property
